The borrower’s current regional bank has hit its maximum exposure limit for retail in this specific submarket and cannot renew or extend the maturing note. The maturity date is less than 45 days away, so we need a lender that can move quickly without bureaucratic delays.

The primary sponsor has a recent, isolated liquidity issue due to a legal dispute in an unrelated business venture, resulting in a temporary credit score drop below agency guidelines. The property cash flows well, and the co-sponsor has strong financials, but traditional agency/bank execution is off the table. Need a creative bridge lender comfortable with a strong property story despite a sponsor credit wrinkle.

Challenge:

Most of our local credit union and community bank relationships are capped out on hospitality assets for the current quarter, or they require heavy, unrealistic deposit relationships that the out-of-state borrower cannot provide. Looking for a broker with a deep CMBS panel or a national debt fund relationship actively looking for Florida hospitality exposure.

 

Commission Split / Referral Fee Offered:

Co-broke arrangement; 40% to the closing partner, 60% to the originating broker, open to negotiation based on lender relationship leverage.
